TPO, PVC, and EPDM roofs are all single-ply membranes, meaning they are comprised of one single waterproofing layer. Silicone coatings are ideal for these roofs because they adhere well if proper cleaning and priming are done first. As for elastomeric coatings, some are compatible with single-ply membranes, but they need a bonding agent.
Asphalt-Based Roofs
Asphalt-based roofing systems, like modified bitumen and built-up roofs (BUR), are more durable and thicker than single-ply membranes. After all, mod bit and BUR are made of multiple layers rather than just one. Both silicone and elastomeric roof coatings are compatible with these types of roofs, so long as the surface is cleaned and primed.
Metal Roofs
Silicone coatings and elastomeric coatings are both excellent for metal roofs. They provide rust resistance and can help to seal the fasteners.
Concrete Roofs
Surface preparation is key if you are going to apply a silicone or elastomeric roof coating on a concrete roof. For superior waterproofing, opt for silicone instead of an elastomeric coating.
Spray Polyurethane Foam (SPF) Roofs
On an SPF roof, silicone roof coatings offer excellent UV resistance and flexibility. Elastomeric coatings also offer good UV protection.
